*Please review the following and sign below. Your signature constitutes the agreement that you have provided your rental agent with all special needs required during your stay, and have been counseled satisfactorily to make the decision on this rental.
  
Choosing a Property: Once you have selected a property, we will send a lease agreement to you. Please sign, date and return to us with the first payment. If paying by check the payment schedule will be itemized in the lease agreement. If paying by credit card, the deposit will be 50% of rental total due at time of booking. *The final payment is due no later than five weeks prior to your arrival date. Your lease is your invoice. Missing or late payments constitute a default of the lease agreement.

You may also take a close up, clear photo of your signed lease and send in an email rather than faxing or scanning.

Security Deposit and Lodging Tax- Each of our properties requires a security deposit with a minimum of $300 and a maximum of $2,500, and will incur a 9% Lodging Tax. Security deposits are held in a trust account and any expenses incurred during your stay that are over and above what is included in your lease, will be deducted from the deposit. After inspection of the property, collection of any additional bills from the owner, remaining monies will be refunded to you no longer than 30 days after your departure date. Please report any damages to rental agent prior to departure to expedite this process
Special note on Security returns: We have experienced slower mailing times in the past year through the US Postal Service. If you have not received your deposit within 30 days please contact our office, however, due to the mail system we ask that you please allow the specified amount of time for mailing prior to calling our office as this only slows down our processing of requests. **Your agent will contact you within 10 days of departure if there are any issues with your security deposit that need to be addressed. 
After your last payment arrives, directions, key information and our guidelines will be emailed two weeks prior to your arrival. Our cottages are cleaned in preparation for your visit, and we ask that you leave the residence clean and in good order per the lease agreement and departure guidelines.  Any violation of the policies provided to you and outlined in your lease may result in the forfeiture of your security deposit. 

Cancellation Policy: In the event of a cancellation, all lease funds are still due to the property owner and will be held until a new lease (sublet) can be made. If Summer House Cottage Rentals is able to rent the property before the lease date we will return the funds to you, less a 15% processing fee. Summer House Cottage Rentals makes every effort to ensure that the information provided to you about a property is accurate and up to date. 

General Information: ALL of our rental properties are fully equipped with bed linens, towels, dish ware and starter paper supplies unless otherwise noted in the listing description. Additional supplies such as charcoal or refills of items like dish soap, propane fuel and firewood are not guaranteed at all rentals, please refer to specific property information online for the listing, and read your lease agreement carefully. Information on your home will be sent to you prior to arrival, please bring it with you to reference. 
Pets are permitted in some properties with permission from the owners and conditions that will be outlined in your lease. Most rentals run from Saturday to Saturday; arrival time is 4 pm and departure time is 10 am unless specified in the lease. *You may be charged a fee for late departure.* 
There is no smoking inside any of our properties. No Fireworks on any premises.

Occupancy Standards. All rental properties have maximum occupancy limits as specified on the Property Webpage and in the Rental Agreement which must be strictly adhered to. Any violation of these limits will be grounds for eviction without refund. Many cottages and homes in Maine are on delicate septic systems (not public sewer) and as such have limits on what they can handle. There are to be no parties or gatherings of more people than the occupancy limit at any time without prior approval.

We are not liable or responsible for acts of nature or guarantee peaceful and quiet enjoyment, or personal preferences and opinions regarding the homes decor, setting, or amenities. Noises generated by construction, people or pets outside the property are not an occurrence that warrants a refund of any kind. Summer House Cottage Rentals will provide you with any information requested up front, but in all cases suggest you review the details and photos of the home carefully to make an informed decision on the best rental home for your vacation. 

Agency Responsibilities during the rental period Summer House Cottage Rentals will provide you with area information regarding local stores and services prior to arrival and will answer any questions that may assist with your enjoyment of the area. However, please be aware that in many cases the homeowner will supply the answer to specific questions about the home on the information sheet left at the cottage for you. Please review this information prior to contacting our agents so we can support all of our tenants effectively.
